Happy to discuss. I have handled hundreds of non-judicial foreclosures on both sides.

Is there equity in the home sufficient to pay off the DSHS lien and still provide some net proceeds?

It sounds like an FFA mediation may be necessary to buy time as long as it is not more than 20 days past the Notice of Trustee Sale.

List mates:

Probate open, PR, nonintervention powers, PR had 2 real estate agents complete a listing evaluation of the property, and the property has significant lien by DSHS in former deceased husband/dad name and mortgage in both H&W name that are deceased. I represent the PR for the wife/mom that is deceased. The estate is not solvent, and the mortgage company is moving to non-judicial foreclosure. The mortgage company sent a letter of the mortgage default and non-judicial foreclosure but there is no money in the estate after examination of accounts. Also, no creditor liens have been filed estate open for over 4 months. NTC was sent to newspaper and filed.  What should I do with the estate? Do I need to file pleading with court?
