I’ve had creditor’s counsel argue that a “discharge” is not a
“satisfaction” but usually they sign off if I prepare one for them to sign
and file.

Even where there is an order in the bankruptcy court avoiding the lien, a
satisfaction filed in the court makes everything easy for all parties.

Listmates:

Client obtained a default judgment; claim ultimately paid through
defendant’s bankruptcy. Although the judgment was not recorded, it still
shows up as a lien on defendant’s property per title report. A guess
merely satisfying the judgment, in the court file, will remove the lien.
Is that your experience?
