Yesterday afternoon, I received Andrekita’s reply (below) to a query that Jeff Bell posted on the Real Property Listserv. However, I never saw Jeff's initial post. Any thoughts on why that would happen?

Jeff,

If you secured a judgment in court, you don't have to personally record the judgment. The CLERK'S OFFICE routinely handles the process of recording the judgment.
On occasion, the Clerk's office might overlook a judgment. If you don't double check and figure out that the judgment didn't get recorded, then the real property that is ordinarily liened can be sold without a satisfaction of the judgment. That doesn't happen that often.
So, in order for the lien to be satisfied and removed, YOU must file a satisfaction of judgment with the court.

The CLERK'S OFFICE will then record it, or its a matter of public record, not sure which one.
That's how title companies know if a judgment is or is not still outstanding.

Client obtained a default judgment; claim ultimately paid through
defendant's bankruptcy. Although the judgment was not recorded, it still
shows up as a lien on defendant's property per title report. A guess merely
satisfying the judgment, in the court file, will remove the lien. Is that
your experience?
