Regarding the letter of intent, not that I have any significant experience with them, but I do have one thought to pass along. I had a client come to me after one was signed as he thought is was just an agreement to agree. The other party considered it a binding contract. It then evolved into intent and whether is had all the material terms, etc. A lot of unnecessary work and expense was created because there was not a clear understanding in the document as to what the intent was in executing it. At the time, I did research on it, and other than normal contract interpretation, there was nothing.

Dad wants to gift his house to only child.  In the past, quit claim deeds
were often used for gifts.  However, I don't see any prohibition using a
SWD.  Is there any prohibition using a SWD for a gift?

Does anyone assist tenants? I get lots of inquiries, and right now I have a
PC with a dispute over the security deposit. Apparently LL claims he timely
sent notice via certified mail, which PC did not receive.

Please let me know if you can assist here. I'll then add you to "my list"
going forward.
