[WSBARP] [REALPROP] reconveyance issue

Look at RCW 61.24.110(2); deliver by legal courier to the trustee (a) the written demand to reconveyance sent to Wells, (b) your proof of payoff, (c) confirmation from escrow who made the payment, and (d) your request that trustee immediately record, pursuant to this statute, the reconveyance. If 120 days from payoff pass without trustee complying, then go to 61.24.110(3).

In all instances I recommend you work with the title agent directly to ensure the title company will reflect the deed of trust is cleared from title.

Wells Fargo fails to execute Reconveyance after loan paid off.

Quickest way to resolve? Contact Trustee service? Wells Fargo customer service useless. Contact branch manager of clients branch?
