The other system is not generally available because the note was usually paid off years earlier and there is  not the supporting documentation needed to use that statute
And therefore a quit title action is the only way to go.

I typically file a QT lawsuit, followed by a motion to serve via publication.  For defunct entities, I publish, wait 60 days, and file a motion for default judgment.  The downside is waiting 60 days.  Interested in whether others have found quicker, more efficient methods of quieting title.

It looks like there are several practitioners on this listserve who are experienced with this (including me).  I’ve successfully used two processes to clear a deed of trust that secured a note that has been paid in full, but it seems that everyone but the Grantor is “in the wind.”  My first option would be a quiet title action under Chapter 7.28 RCW.  The second option I’ve used is an “administrative” clearance of title under the provisions of RCW 61.24.110.

Are there other ways to accomplish the goal of reconveying/eliminating an old deed of trust from title?  For any of the methods you’ve used, what has been most effective for all of you?
