[WSBARP] Who has standing to evict???

Listmates.  Always another question that I have a good guess but don't actually know the answer.

Facts
Landlord leases a large parcel to tenant. Exclusive possession.
Years  later landlord allows person (" squatter")  to occupy an old outbuilding on the leased property.
Tenant doesn't like it but says nothing.
Landlord and tenant now tell  squatter to leave and he refuses.

Who has standing to evict?  The landowner or the person entitled to possession under the lease?  Either? Both?
