As for the 'wrong legal description' it's great you caught this error.  In
addition to the other suggestions, I'd also check with someone at a title
company and get their opinion, because obviously, even if it's a PR deed,
at some point, someone may want to sell it at arm's length and will require
title insurance.  Maybe some of our esteemed title counsel folks will chime
in...
