A commercial condo will work if the jurisdiction does not allow zero lot line plats. We have done several this way. Feel free to give me a call if you want to talk it through. Craig Gourley 360 568 5065

Subject: [WSBARP] Snohomish County Development/Zoning
Listmates,
PC is looking to purchase a commercial property in unincorporated Snohomish County. There is a structure on the property. Client wants to know if it is possible to construct a wall through the middle of the building and subdivide the property in to two lots, similar to a zero lot line townhome development where the shared walls of the townhomes rest directly on one of the boundaries and with each townhome being located on its own platted lot.
Is a commercial zero lot line development possible? If not, what alternatives might be considered?
