[WSBARP] "form" easements

Listmates, I have been tasked with drafting some basic easements to tidy up
encroachments, etc. in preparation for sale. Unfortunately my "template"
file is bare in this instance. If anyone has any language or forms I can
crib, I would be very appreciative. I am looking for the following:

   1. Driveway easement (i.e. access) that allows for utilites as well; and
   2. Exclusive use easement (i.e. an easement rather than a more expensive
   BLA).

Anything you can shoot my way is deeply appreciated. Thank you!!
