[WSBARP] LT question - sex offender handyman

A level 1 sex offender can be quite different from a Level 2 or 3 offender. The local police or sheriff can provide the detail and there is likely an online registry. 

I glanced at the Landlord – Duties in RCW 59.18.060 and didn’t see a duty to disclose this.

There is a section for victim protection in 59.18.570 that probably doesn’t apply yet, but if there is unwelcome contact a rcw 10.14 protective order together with the 59.18 victim protection allow termination of lease.

A friend just moved to Washington and is renting a house in Snohomish county. The landlord did not disclose to her or her husband that the handy man is a registered sex offender who raped a woman many years ago. 

My friend is unhappy that the landlord did not disclose this fact, is very uncomfortable with the situation, and asked me if that non-disclosure could be grounds for them to get out of their year lease.

I've not come across this situation before and was hoping someone might have some insight.
