[WSBARP] Floating Home Purchase

Client is seeking to purchase a floating home.  I have heard competing opinions as to whether a floating home is personal property requiring a transfer of title, or real property requiring a deed.  Anyone have experience selling/purchasing a floating home?

>From what I understand a floating home floats on the water, but is permanent and can't float to another location.  This is not a house boat which is a 'vessel' like a motor home and can float to another location.
