[WSBARP] Timely Exercising Option To Purchase - Looking for Summary Judgment Pleadings

I am looking for partial summary judgment briefing/motion where I represent
the buyer who properly exercised an option to purchase real estate where
the seller says the option was not properly exercised.  Litigation has
commenced.  If you have any briefing on the topic that would be fabulous.
