You might try the affidavit of inheritance approach with the department and see if that will fly however I have used be quiet title action with regard to acquiring title to mobile homes on several occasions And then once I got the order quieting title and authorizing the department do you wish a new title with the correct name and then sent that to the department they immediately issued new title whether they'll do that affidavit non probate or heritance I'm not sure but let me know if it works thanks

Subject: [WSBAPT] Quiet Title to Mobile Home
I'm working with a client to clean up title to a mobile home situated on property they inherited. The title was never eliminated. Client is the surviving spouse of the guy who inherited the real property (and the mobile home, though title was never perfected) from his aunt and uncle when they died. Aunt and uncle bought the mobile home back in 1978, taking the title jointly. Aunt died in 1992, though no new title was issued just in uncle's name. Uncle died in 2004, the Will was probated and title in the real property conveyed to Client's spouse that same year. The deed in 2004 purported to also convey title in the mobile home, but again, title was never eliminated. Client's husband then died in 2016 and again conveyance of the property was recorded that year similarly purporting to convey title in the mobile home.
There are no security interests in the mobile home, and there are no other interested parties/the lawful chain of title is clear per the probate record for the deceased parties and under RCW 11.04.015.
Is there any reason why the client could not file an affidavit of inheritance with the DOL? Alternatively, is there any reason why I could not use RCW 7.28.310 to quiet title to the mobile home in the Client?
Thank you!
Best,
