I'm working with a client to clean up title to a mobile home situated on property they inherited. The title was never eliminated. Client is the surviving spouse of the guy who inherited the real property (and
the mobile home, though title was never perfected) from his aunt and uncle when they died. Aunt and uncle bought the mobile home back in 1978, taking the title jointly. Aunt died in 1992, though no new title was issued just in uncle's name. Uncle died in 2004,
the Will was probated and title in the real property conveyed to Client's spouse that same year. The deed in 2004 purported to also convey title in the mobile home, but again, title was never eliminated. Client's husband then died in 2016 and again conveyance
of the property was recorded that year similarly purporting to convey title in the mobile home.
