[WSBAPT] Opening Probate for Vacant Property w/ No Known Heirs – Tips/Best Practices

Hi everyone -
Has anyone handled probate for *vacant residence* where the owner died,
seemingly intestate with known heirs? More specifically, I'm curious to
hear about opening the probate as an attorney and/or petitioning to serve
as the personal representative. Neighbors to the property, who knew
the owner for decades, would like to see the property taken care of. Would
appreciate any input on things like: ethical considerations, best
practices, search for heirs, court approval to sell property, escheating to
the state...
If you’ve done this (especially in King, Pierce, or Snohomish counties),
I’d love to hear what worked or didn’t. Happy to trade notes.
