However, last year I had to re-do the deed on a trust in order to sell a
family residence.
The residence had been quit claim deeded in 1993 into a revocable trust with
the Grantee named only as the Smith Family Trust with no trustees named.
Deed was done by an attorney but one who apparently did not understand that
you have to deed to the trustee not just to the trust.

The title company took the position that the residence was still vested in
the husband and wife and had never been transferred.
Fortunately both spouses were still alive and we deeded the house again
properly to the named trustee of the Trustee.

So you may run into trouble with the title company on a sale.

I have.  I told my client that it could not be done.   He insisted and I
agreed to prepare the deed without the trustee’s names even though I
explained that it’s improper.  I had him take the deed to get recorded in
person in King County expecting that it would not get recorded.  He reported
back that the clerk at the Recorder’s office first objected but my client
was able to convince the clerk to record the deed and he got it done.

Trustor wants his name not to appear in the Records.  Instead of his name as
YYYY, Trustee of the YYYY Trust dated the --- day of September, 2019, anyone
ever record a Trust as just  "Trustee of the  XXXX Trust dated the --- day
of September, 2019?
