[WSBAPT] How to preserve land

I once did an LLC for a client with timber land for her to own the only membership interest during her lifetime and it had restrictions on what could be done with the land by members of the LLC after she was gone.  That may not work if the sibling would be the sole member.

Good afternoon,

HC own rural property as joint tenants with right of survivorship with their sibling. Sibling wants to clear-cut the property; HC won't agree. HC is afraid that if/when they pass, sibling will clear-cut the property.

HC is unmarried, without children. The estate is modest. The rural property is small and not of interest to any land trusts. I'm afraid the other assets in the estate won't be enough to incentivize the sibling from clear-cutting.

Any other ideas for how to preserve the land?
