Does not matter where in California, just need an attorney to prepare some California deeds and is familiar with the real estate tax exemptions for inheritance.  Any recommendations?

Hoooboy, I knew that, but did not even think about it because I was focused
on the reservation of the power issue. Good reminder, Linda.
On John Sullivan's post, none of the issues he raises apply. Not married
when funding; nothing in prior deed; no known basis for reserving the power.
Since it is late in the day, if no one else suggests a basis for reserving
the power in the next 24 hours, I think I will prepare a deed correcting the
earlier attempt at conveyance.

trust. I have had title companies tell me it's an ineffective transfer if
it's to the trust and most times the Auditors office will catch it before it
is recorded.

I imagine that there is some certification out there that assures the accuracy of the translations making them acceptable translations from English acceptable to the Mexican courts. Here is one I have used before without objection when a deed was notarized
in Panama (I removed the name of the notary in Panama). If you are using a
translating service they should have a certification, which if translated
here in WA will be notarized in English.

Does not matter where in California, just need an attorney to prepare some
California deeds and is familiar with the real estate tax exemptions for

It is not really a title company issue as much as a legal issue that title companies often catch.

The creation of a trust involves the separation of rights to the trust property ? the title to trust property is split between the trustee and the beneficiaries. The trustee holds legal title to the property and the beneficiaries hold equitable title. As the trustee holds legal title to the property, the property is held in the trustee's name. The trust is not a legal entity that can hold properly. It is simply a name/term that denotes the relationship between the grantor and the trustee. Thus, when it is said that property is being transferred to a trust, what is really meant is that property is being transferred to a trustee to be held ?in trust? for the benefit of someone else.
