Understood. I would presume that notice would be pursuant to title 11, where
the code states that the property immediately vests in the heirs, correct?
If the heirs are unknown, I suppose you could petition for service by
publication. So far as the type of lien, that's another question...

Dear Scott, the complicating factor it seems to me is the fact that the
property owner is deceased.  If you do a foreclosure you are supposed to
send notice to the owner and if no probate has been commenced I am unsure to
whom you would send the notice.  Also I do not know what type of lien the
potential client has, whether it is a real estate contract, mortgage or deed
of trust.  Anyway I am in Skagit County and will not undertake this type of
work in Mason County hence the request for volunteers.  Yours truly, Doug
