[WSBAPT] Joint Tenancy Affidavit

Listmates,

 

Client created a joint tenancy in real property with her now deceased
boyfriend.  His name needs to come off title.  In the olden days, simply
recording the death certificate would do.  Now I am looking at the Joint
Tenancy Affidavit and Indemnity Agreement set out in § 4.13(12) of the
Washington Probate Deskbook.  I realize that form is intended to satisfy
title companies and is akin to an affidavit supporting a community property
agreement.  What is the simplest way to get his name off?  His debts are all
paid; no probate.
