[WSBARP] Nevada Real Property Question

I had to deal with this as my parents retired to Las Vegas.

Not exactly.  However, if a real property is titled Joint with Right of
Survivorship, that is all that is needed to avoid probate.

I don't have them readily available but there were some great civil law
self-help sites that I used when I was dealing with my father's death in
2018 leaving my mother as surviving spouse. Let me know if you need to do
dig through my old messages to find those.
