[WSBARP] Recording in San Juan County via Simplifile

Greetings List Members -

As I just experienced something new, unique, and what feels very much like
a "home town" situation - I write to share with tips on e-recording through
Simplifile for San Juan County.

TL;DR version:
1) Geo ID is the parcel number
2) Full legal must be on page 1 or you have to input what page it can be
found
3) If you are rejected, do not try to fix and resubmit, start an entire new
submission.

More detailed explanation.

1) GEO ID - I had written to the RP list serv asking if anyone know what
this GEO ID is given that none of the public information used that term but
in Simplifile for San Juan County Auditor, there is a required box for a
GEO ID.....after calling the Auditor, I was told that they just ignore it
and tell people to put in the Tax Parcel Number in that box. You will not
find this anywhere online.

2) San Juan County requires that the FULL legal description be on page one,
if it is not on page one and you have an abbreviated legal description, you
have to say where the full legal description can be found literally (Full
Legal Description Found on Page 2) below the abbreviated legal description.

3) Because I did not know about #2, my submission was rejected. I added the
extra language and clicked submit. Imagine my surprise when it came back
Rejected with the note that it needs to be submitted to the Treasurer's
office.  This is extremely confusing given how I don't direct where it goes
once I hit submit.

I called and spoke with someone in the Auditor's office and explained
precisely what the interface was on my end of Simplifile. She could not
provide any assistance. I asked if they share a single portal/log-in where
it starts at the treasurer and then goes over to the Auditor once it has
been stamped. She did not know and was not in a mood to find out.

Something about submitting and resubmitting through Simplifile meant that
it was not going back to the Treasurer. After TWO MORE rejected filings - I
simply created a new submission form. Recorded on the first try.

End result - I got it recorded but my goodness it was a battle and a half.

Toss this into the folder to pull when you have a probate client with a
cabin up in San Juan County!
