I haven’t tried this in King County, but some counties have a REET team at the Treasurer’s office that is available for questions such as this. They are happy to speak with you in advance, so that the documents are not rejected. It might be worth a phone call.

Greetings List Members - Sorry for anyone who is on both RP and PT that got this twice.

In an effort to attempt to avoid an unnecessary rejection by King County Recording - can anyone advise regarding the following:

Client has obtained legal separation. We have a court order establishing this. However, they are a HNW couple and have created a confidential property settlement agreement that is referenced by the Court order but obviously not part of the record.

I am wanting to transfer title on a property under the 458-61a-203(2) provision but am uncertain as to what additional documentation may be required with the REETA.  Example, when I transfer through probate, I upload to Simplifile the Letters authorizing the PR to act.

What, if anything, do I need to include here? I am happy to upload the Court order as it shows the parties names and that they are separating, but it does not actually prove that House A is being Transferred to Spouse Y.
