[WSBARP] Seeking Advice and/or Referral on Manufactured Home Retirement Community Issue

I am sending this e-mail out to both the solo & small practice listserv and
the real property listserv.



Co-op manufactured home retirement community client consists of about ½
shareholders in the co-op and ½ “tenants” who rent a space from the co-op
on which the manufactured home the “tenant” owns is situated.



Co-op had been doing annual leases for those “tenants,” which now seem to
be impacted by House Bill 1217 via modifications to the Manufactured/Mobile
Home Landlord-Tenant Act (MHLTA) with rent caps (5%), first-year freeze,
fee limits (move in & security deposits as well as tiered late fees, longer
notice requirements (90 days), and the requirement of a model rent increase
form.  I do not see that any of this impacts the Co-op shareholders, only
the “tenants.”



Is there an attorney who focuses on Manufactured/Mobile Home
Landlord-Tenant Act (MHLTA) issues who would talk with me for a few minutes
on the above and/or, possibly accept a referral to assist this client with
advice regarding the above changes (and any others that they must adhere to
now)?
