[WSBARP] Distressed Property Conveyance - RCW 61.34

Have any of you dealt with this statute?  Client was approached by an
acquaintance who's home was going into foreclosure.  Client agreed to "buy"
the house, take over the mortgage, and would allow the prior owner to stay
there provided they pay rent.  Of course, no rent has ever been paid.
Although the client does not fall into the definitions of skimming, or a
distressed home consultant, it seems the case law interprets this statute
very broadly and a court could easily sweep this client in under it.  What
have you seen courts do to people trying to help those who asked for help.
