Hi Mark, I've had to file a lawsuit recently to collect prepaid rent withheld by a landlord from the estate of a deceased tenant who had not even moved into the unit prior to their death. I know you don't have this scenario but I might be able to help if you have questions on landlord-tenant end of things.

Man lived in an apartment complex under the terms of a written lease agreement.  Man recently passed away.  Man's Estate is reportedly being charged daily as the apartment sits vacant. Man's daughter, the PR, has been unsuccessful in getting the apartment complex to let the Estate out of the lease.
