My understanding is that sheriff sales subject to the homestead are extremely rare. In 2022, the Pierce County Sheriff’s Office mentioned to me they didn’t think they had done a single sale subject to the homestead exemption in the previous 20 years. And that was before the increase in the amount of the exemption.

Listmates,  We have a situation where we need to execute on real property in payment of a judgment.  We have gone through the due diligence in determining that there is no non exempt personal property and we are ready to go after some vacant land and an unoccupied house. We are aware of the homestead issues.  Does anyone know of an execution cliff note type publication or “ how to” that outlines the procedural steps?  Thanks!  Craig
