Here is the roll call vote.  Thank you to Reps. Bronoske, Leavitt & Walen for bucking their party leadership and voting no.

We can all do more to educate our clients about their choices in these down-ballot races.

Homelessness remains a “critical issue” for those in charge, yet they refuse to acknowledge experts (all of you who are testifying) who are telling them they are making things worse.

Correct. I have clients leaving rentals empty in Seattle rather than continuing to take the risk of providing housing.  Once the law encouraged owners to take the risk by assuring them they could take the property back on short notice if the rent was not paid or the property was at risk. Opposite is true now--safer to sell the house and invest elsewhere.

HB 2114 has until end of day Tuesday (Feb. 13) to pass out of the WA State House of Representatives

We strongly OPPOSE the Rent Control Bill (HB 2114) and we have been working tirelessly to educate lawmakers on how harmful this bill would be for housing providers. 

 

HB 2114 is subject to the House of Origin cutoff today, Tuesday, February 13 at 5pm, after which time this bill would be dead if not voted on in the House. HB 2114 is the most dangerous of the bills remaining in this legislative session. It would have the following effects: 

*     7% rent cap

*     Late fees capped at 1.5% of monthly rent

*     All move-in fees capped at 1 month’s rent

*     180-Day notice requirement for any rent increase over 3%

*     20-day lease termination for rent increases in violation of the 7% cap

*     Ban on lower-priced fixed-term lease versus month-to-month

*     Extends consumer protection to the Residential Landlord-Tenant Act

*     AG office oversight and enforcement for certain provisions

*     Mandatory damages of 3 month’s rent, plus attorney fees/costs

*     Defense to eviction

*     Declared emergency: Effective immediately when signed by governor
