[WSBARP] Restricting Use of Commercial Property

PC wants to buy a building that is currently used as a restaurant in
connection with an adjacent hotel. Can the seller condition the sale on the
building's continued use as a restaurant? It seems to be an improper
restraint of some kind. Have any of you run into this before?
