If it's truly a deed of trust then the lender needs to request a partial reconveyance from the trustee.

A form of that request can be found on the LPO forms site.

There will most definitely be a fee charged by the trustee to perform.

Hi All,

Client divided Parcel A with a short plat into parcel 1 and parcel 2.  There's  a loan on the property secured by deed of trust.  client gifted parcel 2 to daughter.  Client has been in contact with mortgage lender to release parcel 2 from the mortgage.  Mortgage lender needs a Partial Release of Mortgage drafted (or whatever it's called in WA), that is ready to sign and record.

Has anyone done one of these before, and can give me a little direction?  Any help would be appreciated!  I found forms online but that's just dangerous...
