Also, I have a client recently discharged from a nursing home who has hired a live-in caregiver who will reside in a basement apartment and be paid $3,000 per month.
Would anyone kindly share with me a form (probably a license rather than a lease) which addresses all the things which could wrong in such an arrangement.

Dear Listmates:
I have several older examples of residential leases but I need to update them so that they "play well" with the current version of the Landlord-Tenant Act. Would any of you be willing to share examples of updated residential leases that do that?
Also, I have a client who wants to rent out their ADU. Are there any special considerations or provisions that I need to include in a rental agreement for an ADU?
