The difference between the two, based on how you foreclose, you can't get a
deficiency judgment using the non-judicial foreclosure process. You also
have redemption rights to worry about with a mortgage foreclosure; not sure
how those apply in a non-judicial process.

PC wants to deed property to son and take back a mortgage. Other than the
judicial vs non-judicial and the time period to foreclose (as well as
appointing a trustee) any other significant differences between deed of
trust and mortgage?
