[WSBARP] Mortgage vs Deed of Trust

I would do the deed of trust; you can always choose to foreclose it as a
mortgage, but why, unless required by law, or you are running up to a
statute of limitation problem.

PC wants to deed property to son and take back a mortgage. Other than the
judicial vs non-judicial and the time period to foreclose (as well as
appointing a trustee) any other significant differences between deed of
trust and mortgage?
