[WSBARP] REET Exemption for Affordable Housing

Hi all,

In January, some new REET exemptions were put in place for affordable
housing or land to be used therefor.  By my reading, the new code (See RCW
82.45.010 (3)(v)) leaves a lot of unanswered questions.  One such question
is how and to what extent the exemption applies in cases of mixed-use
developments in which the land is used for affordable housing but also
other uses (e.g. ground-floor retail, or some percentage of market-rate
housing).

Is there anyone who (a) has dealt with this exemption yet, and (b) is
willing to chat a bit about their experiences with it?
