Listmates,      I am representing clients that are involved in a law suit over prescriptive rights. A retired King County Superior Court Judge, Laura Inveen, has been proposed as a mediator.       I have no experience with this person and would appreciate a private conversation with any of you who are familiar with her.       Thanks.

I just got off the phone with a client in need of help quickly. 
Apparently, someone has moved into her home in Duvall and started 
selling her belongings.? In searching the records, it appears to have 
been sold at a Trustees Sale in June.? This came as a surprise since she 
hadn't received any notice, and also because she has never had a loan 
with, or serviced by, US Bank.

Any recommendations would be much appreciated and will be passed on.? 
Bonus appreciation points if you can speak with her today.

Actually, you need to notice and publish ? but I did a couple of these recently with success.
Email me personally and I will share what I did ? no creditors show up but you do need to provide notice and publish.
In one, I tried one w/o publishing to save estate money and just noted for hearing, gave notice to heirs and creditors, and Commissioner said no ? publish and come back.  So I did and it worked.

I am now at the end of a couple of intestate probates and need to conclude them.  In both cases, it looked initially as if the estate might be solvent but this ended up not being the case.

Non-intervention powers granted.

Rookie Question: (1) Can the estate be completed with a Notice and Declaration of Completion with notice going to creditors who have timely filed and mailed claims, or (2) does a final report noted for hearing with notice published need to happen?
