[WSBARP] Multiple Year Commercial Leases - Notarization

Issue has come up where LL gave a five year lease but neither party had
their signatures notarized. Is it enforceable for the full term? In
looking at RCW 59.04.010, I assume such leases require the signatures of
both parties to be notarized. I know of cases where one party, usually the
tenant, does not have their signature notarized, but a court finds their
part performance, or actions to their detriment, waives that rule. Is there
any other statute governing long-term rentals? I see nothing under RCW 64
dealing with it.
