[WSBARP] Testamentary Division - Zoning lawyer wanted

I have done many of these in Pierce and Thurston counties. A testamentary subdivision by will or trust agreement is exempt  pursunat to RCW 58.17.040 from subdivision requirement except the resultant lot must be buildable in accordance with the jurisdiction ordinances in other words if the minimum lot size is 3 acres (depending what the zone is where lot located) then the lots must be of that size or greater. Some counties like Pierce allow for a certain amount of grandfathering depending on when the decedent purchased the property. The owners  also want to make sure the lots created all have legal access. The first step is contacting a surveyor to discuss how the property will be segregated into lot (unless the testamentary instrument has already given metes and bounds for the lots) and also find out what minimum lot size is buildable in the specific zone I would be glad to assist
