[WSBARP] Title Policy Question

Title Gurus,

 

Covered Risk 11 on in a standard Homeowner's Policy provides coverage in a
situation where, "You do not have actual vehicular and pedestrian access to
and from the Land, based upon a legal right."  "Land" is defined as "the
land or condominium unit described in paragraph 3 of Schedule A and any
improvements on the Land which are real property."

 

Given that "improvements" are included in the definition of "Land," if a
vehicle can get to a boundary of the subject property but is unable to get
to the garage at the residence on the property, should title insurance cover
the cost of providing access to the garage?
