State courts cannot effect title to land located in 'other state'.

Listmates:

Husband died in WA in 2015, testate. Husband leaves real property in Arizona to wife. Wife is the PR.  Wife doesn't want property, quitclaims property in AZ to husbands sister 3 years ago.

Sister is selling property in Arizona. Arizona escrow states that we have to probate in Maricopa Co. AZ. Thoughts. We have letters from court here in Sno. Co.
