[WSBARP] Anyone ever erase a CUP

Client owns bare ground in a plat for which a prior owner obtained a county Conditional Use Permit to turn it into a RV use. The HOA will buy the lot if the RV usage will permanently terminated (unless someone in future obtains a new CUP). Have any list members done that? The use, although permitted, was never commenced. I was wondering if the deed to the HOA couldn’t simply have a restrictive covenant “running with the land” which prevents RV use which would be binding on all future grantees/owners.
Anyone have experience doing this?
