[WSBARP] REPSA Disclosure Issue

I had a client with similar bridge issues a couple of years ago.  Just
thought I would mention that the cost (and time) to obtain permits to work
on a bridge can be significant, especially if the bridge provides a crossing
over a stream.

Dear All:

 

PC purchased a home two years ago.  Access is by way of a bridge on the
property leading to the house.  PC has just learned that the bridge is not
rated to carry the loads associated with firefighting vehicles and
equipment.  The fire department has told him that, in the event of an
emergency, the only vehicle they could send over would be an ambulance/aid
car.  PC has obtained an estimate of $25,000 in repairs to improve the
rating of the bridge to allow access by firefighting vehicles.

 

PC learned from his neighbors that, during the time that the Seller owned
it, the bridge had collapsed and had been repaired on several occasions.
The Seller's disclosure at the time of sale did not reveal that there had
been any issues with the bridge - the Seller's disclosure did not mention
the bridge at all.  PC also reports that there were other issues with the
disclosure, but the bridge was his main concern.

 

Would any of you be willing to talk to this potential client to discuss his
options going forward?
