[WSBARP] Elevator installation?

I had a client install an elevator about 3 years ago, at the start of COVID.
As Patrick states, this is a highly regulated industry, and there is very
little competition because there are few vendors.  Maintenance is a key
aspect.  As you can expect, the contracts I saw were one-sided (although I
was able to get some changes made.)  Lead times for installation were very
long, over 9 months, and the date the work was to be done kept being put
off.

That is crazy. I would run as fast as I could away from this vendor. This is
a highly regulated industry. 

 

The vendor should provide the contract and thereafter it will likely need
significant revisions to give the condominium association some measure of
protection.

Your instincts are right.  The vendor should provide a proposed contract. 

You will want a maintenance proposal as well as elevators require annual
maintenance, including annual testing per state code. 

I was president of an HOA when a new elevator was installed and our vendor
provided the contract.

Elevator installation vendor asked HOA president for a contract after HOA
accepted vendor's bid. 

 

It doesn't seem reasonable to me that the person who knows the least about
elevator installation [HOA president] would be asked by a vendor [person
holding self out as one with expertise] to prepare a contract for the matter
at hand. 

 

Seeking referrals to someone familiar with elevator installation contracts.
