[WSBARP] Deed Execution and Recording

A deed is only effective upon delivery. Delivery is presumed if the grantee submits the deed for recording. Delivery I am pretty sure can also be accomplished if the Grantor delivers the deed to a third party (such as an escrow, or grantor's lawyer) with unconditional instructions to deliver it to the grantee. I would be examining what happened to the deed between execution and recording-who had it and when, and how did they get it, and who recorded it.

Scenario - Grantor executed quitclaim deed Friday evening.  Grantor died on Saturday.  Quitclaim deed gets recorded on Monday.  Does anyone see any issues with validity or enforceability of the quitclaim deed?
