if the Grantor delivers the deed to a third party (such as an escrow, or grantor’s lawyer) with unconditional instructions to deliver it to the grantee. I would be examining what happened to the deed between execution and recording—who had it and when, and
how did they get it, and who recorded it.<o:p></o:p></span></p>
