[WSBARP] What do Title companies want?

I am putting the final touches on just such an Order.  In our case, two old Deeds of Trust were not reconveyed and we are using the following:

ORDERED, ADJUDGED AND DECREED the Deed of Trust recorded against the Property under Snohomish County Auditor’s number XXXXXXXXX is released and reconveyed to the Plaintiff;
ORDERED, ADJUDGED AND DECREED that the Snohomish County Auditor shall record this Stipulated Order against the Property; and,

The title company we are working with approved the language.

Hmm, I’m wondering if the Order should contain a direction to the Trustee to reconvey the encumbrance.

Doug-

Was the deed of trust not validly created? If so, you'll likely want to include a reference to the effect that the referenced deed of trust is "void ab initio."
