Thank you for your responses.  Like Spokane County, Sequim has one low-income apartment and there is a one-year wait to get in.  We have tried cash for keys but we won’t give the cash until tenants are walking out the door and giving us the keys; never works as they claim they can’t find affordable housing.   Yes, we have offered to pay the cash to the new Landlord.  

 

The next hearing should be more fun.

In Spokane County at the ‘first’ appearance (initial show cause) the court will automatically grant a two-week continuance if requested for RTC attorney on boarding and appearance.   The assigned UDT judge pushes back hard on any additional continuances unless stipulated  but for extraordinary circumstances.

 

It’s been awhile but twice I have had “I can’t find new housing’ argument successfully argued by tenant's counsel which resulted in the court essentially giving the tenant several extra months before the writ would automatically issue.  With the Spokane residential market being on fire plus literally zero vacancies I could see the argument even having more legs with the court.

UD action based upon Landlord’s 90 day notice to sell.  Tenant’s file answer saying they cannot find alternate housing.  Court admits that is not a defense to this type of action.  Order entered granting Tenant’s two-week continuance to find court appointed lawyer.  

 

What the heck!
