[WSBARP] Is there a limit on how much a LL can increase rent?

Local ordinances may have increased timelines associated with how rent
increases and/or require the landlord to provide the tenant with relocation
assistance if the rent is increased over a certain percentage. So it
depends on where this property is located. But, currently, there is no
limit as to "how much" rent can be increased because that is considered
"rent control" which is not allowed in Washington (for the time being). My
thoughts would be to review local ordinances and to get that rent up to
market rate as soon as possible because state-wide rent control is going to
be on the docket for legislators and you don't want your client stuck with
under market rent for forever. I also think that the tenant's refusal to
pay rent for 2 years will overcome any argument that this action is
"retaliatory."
