I would try an ejectment action while complying with the eviction rules and list it in the alternative.

Good afternoon Listmates,

Has anyone dealt with anything like this before or have any guidance for me?  Seattle property.  Tenant's negligence/failure damaged the property and tenant is not letting contractors repair the property, to a point where the contractors quit on the landlord.  Tenant called SDCI because of the condition of the property that was caused by the tenant, and SDCI revoked rental registration for the property.  In Seattle, you can't start an eviction action without having a valid rental registration.  Tenant has also stopped paying rent now.  Eviction was still denied by the Courts based purely off invalid rental registration.  Does the landlord have any recourse?
