[WSBARP] Enforceability of Rent Provider Condition Not to Evict for 6 months

I have dealt with this many times before. This Landlord cannot start the
eviction process for 6 months. That was the deal they took. It was a "bird
in the hand..." analysis when they took the money. I tell my clients when
considering these funds to just assume that the tenant is not going to pay
for the next 6 months after the funds are received. If the deal still makes
sense, then take it. If it does not, reject the funds and go to court to
try to get funds that don't come with a ridiculous stipulation like that.
